3250 HOLLIS STREET, OAKLAND

This site encompasses roughly an entire block in West Oakland with 214,500 sf of building area. Two, four-story buildings are bisected by a private mews with residential units, creating a tree lined open space with some guest parking. The entry of the mews is marked by a free-standing, one-story commercial structure for neighborhood retail, part of the 2,100 sf of retail space planned for the site.

The design also integrates an existing corner, two-story structure that was emblematic of the corner commercial buildings with residential units above. Each of the structures have a community room and open space on the podium level with access to the mews below. The 29 work/live units surround the perimeter with direct street access to create a lively street edge.
