This site on the edge of the Central Business District in Oakland reflects the clients’ vision to create “Affordable By Design” housing, of studio suites. Each unit is carefully designed to have built in living, sleeping and eating areas, all within a small space. These modules are also designed with efficient circulation in 6 stories or 5 floors of Type 3 Construction over one floor of concrete podium.

The site faces Castro Street, which faces the 980 freeway between 8th and 9th Street. The site design follows the angle of Castro Street and occasionally cuts back to reflect the city orthogonal grid. The site is zoned for 78 units and applying the State Density Bonus the allowed unit count rose to 117. Due to its location in the CBD, and half mile walk to BART, no parking was required.
